If your main line backs up every few months, gets snaked, works fine for a season, and then backs up again, you almost certainly don't have a clog problem. You have a root problem — and repeated snaking is treating the symptom on a schedule.
This is especially common in the older parts of Howard County. Homes in historic Ellicott City, the early Columbia villages, and the established Catonsville and Elkridge neighborhoods were built with clay or cast iron laterals, and those neighborhoods also have the mature street trees people move there for. Old pipe joints plus large nearby trees is the exact combination that produces this.
Why roots go into sewer pipes
Roots aren't attacking your plumbing. They're doing what roots do: growing toward water and nutrients. A sewer lateral leaking even slightly at a joint releases moisture and warm nutrient-rich vapor into the surrounding soil, and roots grow toward that gradient.
The sequence matters, because it determines the fix. The pipe fails first, then the roots find it. A hairline crack, a settled joint, a deteriorated clay coupling — something opens, and a root hair fine enough to enter through it does. Once inside, it's in a channel of water and nutrients with no competition, so it thrives, thickens, and branches into the mat that eventually stops flow entirely. As it expands it widens the original crack, which lets in more roots.
This is why "the tree caused it" is only half right, and why removing the tree alone doesn't solve anything.
Roots or a normal clog?
Root intrusion has a recognizable signature:
- It recurs on a cycle. Clears after snaking, returns in three to twelve months. A grease clog or a flushed object is a one-time event.
- It affects the whole house, not one fixture. Slow drains in multiple places, toilets bubbling when the washing machine drains, water rising in a basement floor drain — that's the main line, downstream of everything.
- Gurgling. Air forced past a partial obstruction.
- Sewer odor or unusually lush green patches in a line across the yard, which indicate the pipe is leaking as well as blocked.
- Roots come back on the snake. If your plumber pulled out root material, that's not circumstantial.
A camera inspection settles it and is worth paying for before authorizing any significant work. It shows the intrusion, the pipe condition, and crucially the depth and distance from the house — which is what determines both the repair cost and whether a particular tree is actually the culprit.
Which trees are usually responsible
Aggressive, water-seeking, fast-growing species do most of this damage. Willows are the worst offenders by a wide margin. Silver maples are close behind and are extremely common in older Maryland subdivisions. Poplars, sweetgum, and elms are frequent contributors. Mature oaks are less aggressive per foot of root but have enormous reach.
The useful rule of thumb: a tree's roots commonly extend two to three times the radius of its canopy, and the bulk of them sit in the top 12–18 inches of soil — which is often exactly where a lateral runs. A tree that looks comfortably distant from the line can easily reach it. Conversely, a small ornamental fifteen feet away is rarely the cause.
Your options, cheapest to most permanent
Mechanical clearing (rooter/auger). A few hundred dollars, restores flow immediately, and does nothing about the cause. Roots regrow. Reasonable as a stopgap or while you plan, not as a strategy — homeowners who do this on repeat for years frequently spend more than a permanent repair would have cost.
Hydro jetting. High-pressure water cutting, more thorough than an auger, buys longer between recurrences. Still doesn't repair the pipe.
Chemical root treatment. Foaming herbicide products kill roots inside the pipe. Used as maintenance after clearing they can extend the interval meaningfully. Be careful with what you pour into a sewer system and follow label directions exactly.
Pipe lining (CIPP). A resin liner cured in place inside the existing pipe, creating a seamless new interior with no joints for roots to enter. Trenchless, so your yard and driveway survive. This is the durable fix in most cases.
Excavation and replacement. Necessary when the pipe is collapsed or badly deformed. Most expensive and most disruptive, but definitive.
Removing the tree. Sometimes the right call, often not on its own. Removing the tree stops future root growth into the line but repairs nothing that's already happened. If you're relining the pipe anyway and the tree is otherwise a problem — declining, badly placed, lifting a sidewalk or driveway — doing both at once makes sense. If the tree is healthy and valuable, lining the pipe and keeping the tree is usually the better outcome.
The honest version of our advice
We remove trees for a living, and we'd still tell you this: don't remove a healthy mature tree solely to fix a sewer line. The pipe still needs repair either way, and you'll have traded a repairable pipe plus a valuable shade tree for a repairable pipe and a stump. Mature trees add real value to a Howard County property and can't be replaced within your lifetime.
Removal genuinely is the right answer when the tree is already declining or structurally defective, when it's an aggressive species planted far too close to the house, when it's damaging multiple systems at once, or when the same line has been re-invaded after a proper repair.
Who pays — and a warning about digging
In Howard County the homeowner is generally responsible for the lateral from the house to the public main, which can include the section under your front yard and sometimes under the street. Confirm the exact boundary with the Howard County Bureau of Utilities before authorizing anything expensive. Standard homeowners policies typically exclude gradual root damage, though service-line endorsements are inexpensive and worth asking your agent about.
And before any digging or stump grinding near a known lateral: call Miss Utility at 811, always, free, required by law. Note that 811 marks public utilities — private laterals and sprinkler lines often aren't marked, which is another reason the camera inspection's depth and location data is worth having.
Preventing the next one
If you're planting: keep large species at least 20–30 feet from known sewer runs, and don't plant willow, silver maple, or poplar anywhere near a lateral at all. For an existing tree you want to keep near a repaired line, a root barrier installed at the time of the pipe work is far cheaper than doing it later.
