A long-standing lean is usually not dangerous by itself; many trees grow at an angle toward light and develop reaction wood to compensate. The warning signs that matter are a lean that is new or increasing, soil heaving or cracking on the side opposite the lean, exposed or lifted roots, a visible gap where the trunk meets the ground, cracks in the trunk, and mushrooms or conks at the base indicating root decay. A tree showing any of those, especially after a storm or saturated ground, should be assessed promptly — and homeowners insurance generally will not pay to remove it before it falls.
“It's leaning toward the house” is one of the most common calls we get, and the honest answer surprises people about half the time: many leaning trees are fine and have been for decades. The useful question isn't whether it leans. It's whether anything has changed.
Why trees lean, harmlessly
Trees grow toward light. A tree at a woodline, beside a house, or at the edge of a clearing will angle into the opening — that's normal phototropic growth, not failure. Over years, a leaning tree lays down reaction wood to stiffen the loaded side and develops root architecture that anchors against the load. The result is a permanently tilted tree that is structurally sound.
You can often read the history in the trunk. A sweeping curve — leaning low, straightening higher up — usually means the tree grew that way slowly and adapted. That's a much better sign than a straight trunk tipped uniformly at an angle, which suggests the whole tree moved.
The signs that actually matter
Walk the base and look for these. They're listed roughly in order of seriousness.
1. Soil heaving on the opposite side. The single most important indicator. If the ground on the side away from the lean is mounded, cracked, or lifted, the root plate is rotating out of the soil. That's a failure in progress, not a risk factor. Treat it as urgent.
2. A gap where the trunk meets the ground. Any separation, any visible soil crack circling the base, any sense that the trunk has pulled away from the earth on one side.
3. Exposed or torn roots on the tension side — roots that have lifted, snapped, or come clear of the soil.
4. A lean that is new or increasing. This is where photos help enormously. If you have any older picture of the yard, compare. Neighbors sometimes notice before owners do, because they see the tree from a different angle.
5. Cracks in the trunk — vertical seams, bulges, or bark that's splitting rather than shedding.
6. Mushrooms or shelf fungi at the base or on buttress roots. Fruiting bodies at ground level mean the decay is in the roots or butt — structurally the worst place for it, because that's the anchorage. What makes a lean worse in Maryland
Saturated soil. Root plates fail in wet ground far more readily than dry. A tree that held through a dry summer can go over in a modest wind after days of rain, which is why so many failures cluster during and after prolonged wet periods rather than during the single windiest hour.
Recent site disturbance. Trenching, grading, a new driveway, a pool excavation, a utility line — anything that severed roots on one side, especially the side opposite the lean. Root damage often takes a season or more to express as instability.
Loss of neighboring trees. A tree that grew inside a stand was sheltered. Clear the trees around it and it's suddenly exposed to wind loads it never developed for.
Flood history. Trees in low-lying ground that went through high water can carry scoured roots and silt-buried root flares that aren't visible from the surface.
If it looks bad
- Keep people out of the fall zone — and remember the zone is the tree's height in every direction, not just the direction of lean.
- Move what you can. Cars especially. A tree on a vehicle is an expensive and entirely avoidable outcome.
- Photograph it, dated. The base, the soil, the trunk, the whole tree. This matters legally, not just practically.
- Get it assessed. A written assessment is worth more than an opinion, for reasons below.
- Don't try to cable or prop it yourself. Support systems are engineered; improvised ones add load in the wrong places and give false confidence.
The money and liability part
Two things homeowners consistently get wrong here.
Insurance won't pay to take it down. Homeowners policies respond to damage, not risk. Preventive removal of a leaning or hazardous tree is treated as maintenance and excluded. Maryland's Insurance Administration notes that coverage for trees, shrubs and plants themselves is usually limited to 5% of dwelling coverage with a $500 maximum per loss. But documentation changes who pays later. Under Maryland's rules, a storm-felled tree is generally the problem of whoever it lands on — unless the tree was visibly hazardous and its owner knew or should have known. Before you schedule removal
Confirm it's yours to remove. A leaning tree near the road may be a county right-of-way tree requiring a state permit. In Columbia it may be on CA open space, or need village approval. And it may sit inside a forest conservation easement. A leaning tree doesn't override any of those.
